FAQ

Questions, answered plainly

Pricing, trial terms, MLS coverage, the separate MCP Data API, and how we compare to longer-standing platforms.

$99 seems too low. What am I missing?

You are not missing a setup fee or a required annual contract. A 2026 tech stack costs a fraction per tenant to run compared to a 2010 stack. We are not subsidizing the price; the price reflects the actual cost.

I am locked into my current vendor. What should I do?

Find the renewal date first. If you still have time left, use the 14-day trial to compare quietly and plan the switch before the renewal window sneaks up on you.

What about a CRM?

CayIQ is not trying to replace every CRM. It captures leads, handles site inquiries and saved searches, and can sync leads to Constant Contact for supported accounts. If you already have a CRM you love, keep it.

What if you go out of business?

Fair question. Your domain remains yours, and data export on exit is part of the product promise. We will not hold your lead data hostage to prove a point.

What is IDX?

IDX (Internet Data Exchange) is the standard that lets your website display active MLS listings from your local board. CayIQ pulls live listings into your site so buyers search current inventory on your own domain.

Which MLS do you support?

Hilton Head Island today, through Trestle. We are adding boards region by region -- tell us your market and we will let you know where it stands.

How is CayIQ different from Real Geeks?

CayIQ is a modern, self-serve real estate website for solo agents and small teams: live MLS listings, lead capture, and a dashboard you configure yourself — with month-to-month pricing and a 14-day website trial that does not require a card. Real Geeks is a long-standing realtor website platform; CayIQ’s pitch is not “we replaced their entire CRM,” it is a newer stack with clearer commercial terms and deeper self-serve control on the site itself. Where CayIQ usually differs (from cayiq.com + locked GTM): - Price & contract: Solo $99/mo, Team $149/mo, Boutique $249/mo. No setup fee. Month-to-month. (cayiq.com lists Real Geeks solo in a ~$249–499 band with common multi-month terms — treat that as public review pricing and verify before you sign.) - Trial: CayIQ website trial is 14 days, no credit card. MCP Data API is separate ($100/mo, card required) and aimed at AI/data builders, not agent-site buyers. - Control: Branding, pages, agents, areas, and lead settings are meant to be changed in-dashboard and go live without a support ticket. - Ownership: Bring your domain; export leads/content as CSV/JSON on exit. - Proof of use: Production dogfood at islandstops.com (Hilton Head agent Lee Simmons), with Hilton Head inventory via Trestle (~14,500 listings). Where older platforms (including deep incumbents) can still win: mature built-in CRM depth, native app-store apps (CayIQ is a PWA), huge integration marketplaces, and broad multi-MLS coverage. CayIQ sites are Hilton Head today; ask before assuming your board is live. Bottom line: Choose CayIQ if you want a current-looking site you run yourself, honest monthly pricing, and a card-free trial — not if your business centers on a deep all-in-one CRM or you need multi-MLS on day one.
